Urban property in new developments in Bulgaria is delivered to BDS (Bulgarian State Standard), in other words in a „shell“ finish. The walls are prepared for painting, and the floors are ready for laying tiles/laminate/parquet. In the bathrooms the drainage and ventilation have been installed. Wiring for air conditioners is in place.

Bulgaria Avenue has a professional finishing team who understand and speak Russian. In order to price the renovation works, we require the architectural plan of your property and a site visit. We will take the measurements, listen to your finishing wishes and prepare a costing.

We can offer you economy and more budget-friendly options right up to the luxury segment. If you have set aside a specific budget for the renovation, tell us the figure and we will offer you the best options currently available on favourable terms.

The timescale of the finishing works is set out in the contract and takes around one month.

Option to order underfloor heating and suspended ceilings.

Turnkey furnishing/renovation is a service that will make your life significantly easier: it is the complete fitting-out of a property purchased in Bulgaria to achieve the desired level of comfort. It includes the full range of renovation works — dismantling, finishing of walls/floors/ceilings, electrical wiring and installation of plumbing, doors and windows. Furnishing involves selecting and purchasing furniture within your budget and preferred design, as well as its delivery, assembly and installation. This also covers the choice of the main appliances and textiles. We offer only a few package deals — Economy, Standard, Premium — as well as the development of a bespoke project for clients. How is the cost of furnishing/renovation calculated: what does the price depend on?

The cost of furnishing is calculated individually for each client, taking into account the floor area of the property (accordingly, the larger it is, the more expensive the service), the volume of work required (major or cosmetic renovation), the quality of the materials used, the choice of furniture, and the deadline by which the renovation must be completed. Clients can choose more budget-friendly furniture or the premium segment — we always work from your price expectations. As a rough guide, a cosmetic renovation in a studio flat of up to 40m² will cost no less than €3000, and the furnishing service for the same area will cost from €5000 upwards. For a major renovation of a two-room flat you will need to pay €8000 or more. To make it easier for the client to understand what sum to plan for, our specialists will draw up an estimate for the property.

What are the timescales for the works and how do you organise the process?

The time required to renovate and furnish a property depends directly on its floor area and the volume of renovation works. Small studios are the easiest format to handle, and a cosmetic renovation there can realistically be completed in a couple of weeks. When it comes to a major renovation, the client should expect a minimum of one and a half months. Rush orders require an additional payment of up to 20% on top of the estimate. The furnishing service takes approximately 1–2 weeks. When organising a renovation in Bulgaria, our specialists draw up a plan and schedule of the intended works, after which the materials are purchased. At every stage we supervise and coordinate the team's work to ensure the highest possible quality. The final stage is the acceptance of the completed works together with the client.
