Back in the late 20th century, penthouses were a rare phenomenon on the Bulgarian real estate market. If you look at multi-storey buildings from the 1980s and 1990s, you'll see that all of them had flat roofs, under which hid a non-residential attic. Over time, interest in such spaces grew. In Burgas, Varna, Sofia and at the Sunny Beach and Saint Constantine and Helena resorts, you can buy penthouses of two types:
- Single-level. Such flats occupy one top floor. They're often equipped with huge luxurious terraces of 30–70 m². The number of bedrooms and bathrooms depends on the area and layout. In some penthouses in Burgas and Sveti Vlas, the living room with kitchen and dining area occupies up to 70 m². - Two-level. The flat consists of two floors connected by an internal staircase. Each has a bathroom. On the lower level is a living room with balcony access, on the upper — bedrooms with access to another balcony or a spacious terrace. You can buy a cosy 70 m² penthouse in Sunny Beach for €500/m². Flats in Sarafovo from 150 m² without furniture start at €550.
In any case, in residential buildings the penthouse is often the only flat on the floor, allowing you to partition off the stairwell and gain additional storage space.
Penthouse Features
Despite the advantages, most penthouses have a peculiarity — sloping walls. In some flats they're barely noticeable, in others they significantly reduce the visual space. This deprives you of free space and makes furnishing inconvenient. Almost all furniture has to be custom-ordered.
Another feature: sometimes such flats have the status of "atelier" or ancillary premises. In practice this means the space is intended for work — setting up a workshop, even a warehouse. No problems arise with residents living there. Questions may arise when submitting documents for residency rights. They're resolved by re-registering the premises as residential.

Prices depend on location, furnishings and refurbishment. In an urgent sale, top-floor housing with sea or mountain views and roof access can be bought for €450/m².
Flats are sold in the residential complexes of Sunny Beach, Elenite and Albena. When buying in a complex, pay attention to the maintenance fee. If it's calculated by area, make sure the huge terrace area isn't included in the calculation.
