Buy an apartment in Bulgaria — prices, affordable options and seaside flats

Owning property abroad has become even more accessible: today, at attractive prices, Ukrainian, Russian and EU residents can buy an apartment in Bulgaria and gain European-quality comfort and living standards. The country offers everything from cosy studio flats to spacious luxury apartments, both in new-builds and on the resale market along the Black Sea coast — everyone will find the perfect home at a suitable price.

An apartment in Bulgaria is viewed by foreigners as a relocation property, and it also has strong investment potential for rental income or future resale.

Bulgaria Avenue Agency offers services to find the most relevant apartments and flats in Bulgaria, with full transaction support, legal due diligence checks and document processing.

Apartment (Flat) Prices in Bulgaria – How Much Does an Apartment Cost

Apartment prices in Bulgaria are segmented and include budget, mid-range and premium options.

Prices per m² of an apartment in Bulgaria start from €800 – €850 and up.

Budget apartments on the second or third line can realistically be bought from €45,000 – €55,000 (for example, in Sunny Beach, Varna, Nessebar, Ravda). Mid-range one-bedroom apartments are available from €80,000, for example in Burgas. Premium properties on the first sea line start from €120,000 and up.

Prices are influenced by:

  • location and proximity to the seafront: seaside apartments are the most in-demand option among investors as they guarantee high liquidity and rental demand during high season (the closer to the sea, the higher the price);

  • market type: primary market – new properties with modern infrastructure and convenient locations, resale – move-in ready homes for quick occupancy;

  • apartment size: Bulgaria's real estate market is diverse – from small studios with quality finishes to large apartments with private terraces and Black Sea views.

When planning your purchase budget, remember the additional costs you'll face, as the apartment price is not the only expense.

Associated costs:

  • notary and translator fees;

  • municipal tax (1.5% – 3.5%);

  • maintenance and complex support fees, if referring to gated apart-complexes (the final price here depends on apartment size as it's calculated per m²).

New-Build Apartment

Apartments on the primary market are usually located in residential complexes with their own infrastructure, gated grounds with security and CCTV. Such properties meet high quality standards, are fully energy-efficient and have modern layouts.

If you buy apartments in Bulgaria from a developer, you may need to do the interior finishing to your own taste, so factor these additional costs into your budget.

Resale Apartment

Resale is the choice for buyers who want to save on the property price and move in as soon as possible, as all the necessary furniture and appliances are often already in place. The resale market allows you to buy an apartment in Bulgaria relatively cheaply in an established neighbourhood that has everything needed for a comfortable life. The variety of layouts lets you choose properties from the so-called old stock or modern apartments with quality finishes.

Apartment on an Instalment Plan

How realistic is it for a foreigner (Ukrainian, Russian or EU resident) to buy an apartment in Bulgaria on an instalment plan? If you can't pay the full amount, Bulgaria allows you to arrange an instalment plan with the required number of payments so you don't have to take out a loan. This is available for developer projects (pay in instalments while the building is under construction) and completed properties. Usually, the payment schedule is set for 1–2 years, though a longer term is possible with a minimum first payment of 30%.

If you've decided to buy an apartment in Bulgaria, Bulgaria Avenue will be your reliable partner in choosing and handling all the formalities of the transaction. We offer a wide selection of apartments and flats across the entire Black Sea coast: on the northern coast, homes are available in cities such as Balchik, Saint Constantine and Helena, Varna and Byala. The southern coast of Bulgaria offers attractive and affordable apartments and flats in Elenite, Sveti Vlas, Sunny Beach, Nessebar, Ravda, Aheloy, Pomorie and Burgas.

Purchase Specifics for Residents and Non-Residents

A major advantage of Bulgaria is that property purchases are accessible to foreigners. At the legislative level, non-residents (Ukrainians, Russians, EU citizens) have full rights to do so. The procedure does not require citizenship or residence permit: an international passport is enough.

If the client can't personally attend the viewing or purchase, our agency offers a remote purchase format: a manager arranges a power of attorney, a lawyer inspects the property, and then all documents are signed. All you need to do is come and collect the keys to the apartment.

The Apartment Purchase Process in Bulgaria with Bulgaria Avenue

Searching for an apartment on your own in another country is a lottery where not everyone gets lucky. Many risks await an inexperienced buyer: maintenance fee debts, previous owners' debts, technical problems (poor finishing or mould), missing Act 16, and so on. In such cases, a real estate agency will be the guarantee of your safety.

How do we work?

  1. From our closed database, we offer properties matching the client's wishes. We always carry out due diligence checks — legal cleanliness, availability of all required documents and acts, and the absence of encumbrances and debts. Our main focus is on liquid properties that won't present problems in the future when it's time to sell.

  2. Reservation: the client pays a deposit of €2,000 to lock in the apartment price and remove it from the website's listings.

  3. Drafting the preliminary purchase agreement, agreeing on the purchase terms, deadlines for both parties' obligations, and the final property price.

  4. Signing the Notarial Deed – the document of ownership rights to the home.

  5. After the contract is signed, we help the client transfer all utility service contracts and sort out bank accounts. When needed, we help arrange renovation work, furnishing, and other services related to relocation and adaptation in Bulgaria.

Why choose Bulgaria Avenue for your property search?

Our agency is a large team of professionals who know every nuance of the Bulgarian real estate market from A to Z.

Our goal is not to sell walls, but to help the client make the right choice and buy a truly good home.
