On 1 January 2025, Bulgaria officially became a full-fledged member of the Schengen Area. This historic event opens up new opportunities for citizens and businesses, and also has a significant impact on the country's real estate market.
Prior to 2025, Bulgaria's and Romania's membership of the Schengen Area was limited. From March 2024, these countries lifted border controls for passengers travelling by air and sea within the Schengen Area. However, controls at land borders continued to apply.
The removal of all restrictions was made possible thanks to the long-term work of Bulgaria and Romania in meeting the criteria of the Schengen Agreement. Both countries have implemented comprehensive measures to strengthen border security and integrate with European data-exchange systems.
Joining the Schengen Area has abolished checks at internal land borders between Bulgaria, Romania and other countries party to the agreement. This provides citizens with freedom of movement without delays at the border. Simplified access to Bulgaria makes the country more attractive to foreigners, which in turn increases interest in purchasing real estate here.
Bulgaria is already an active member of the Schengen Information System (SIS), which is the largest information-sharing platform in Europe in the field of security and border management.
National competent authorities use SIS to enter and check information on people, vehicles and other objects in a shared database. This makes it possible to combat cross-border crime effectively and ensure security within the area.
The expansion of the Schengen Area is often accompanied by an increase in demand for residential and commercial property.
In Bulgaria this is particularly relevant:
Bulgaria's full membership of the Schengen Area will increase tourist flows into the country. This creates ideal conditions for purchasing real estate in tourist regions — for example, on the Black Sea coast and in mountain resorts. Property owners can earn additional income by renting out their homes to tourists.
The Schengen Area covers 29 countries, including 25 of the 27 EU member states, as well as Iceland, Liechtenstein, Norway and Switzerland. The zone brings together some 420 million people. At the same time, controls at internal borders with Cyprus have not yet been lifted, and Ireland remains outside the area, retaining its own border regime.
Bulgaria's accession to the Schengen Area completes an important stage in its European integration. This event will not only improve the quality of life of its citizens, but also open up new prospects for the country's economic development. Bulgaria is strengthening its position as an integral part of a united Europe, becoming an important element of its security and internal market.
The economic significance of joining Schengen can hardly be overstated. Simplified logistics and lower costs of crossing borders create favourable conditions for business and trade. This stimulates the country's economy, which indirectly affects the real estate market:
Bulgaria's accession to the Schengen Area opens a new chapter in its integration into Europe. This event not only helps to strengthen its economy, but also gives a powerful boost to the development of the real estate market.
For investors and those looking for a home or business property in Europe, Bulgaria is becoming an increasingly attractive choice. The future of this country as an important hub of European integration is only just beginning to unfold, which means that now is the ideal time to buy property.
