Buying a house near Burgas: the villages of Marinka, Lyka and Lahana

More and more Bulgarian citizens and foreigners are buying houses and cottages in the surroundings of Burgas – the villages of Marinka, Lyka and Lahana. For some, the new acquisition is a home for permanent residence. For others, it is a country retreat where it is pleasant to spend weekends and holidays, to live during the summer close to the sea and, at the same time, near a large city. Houses and cottages in Marinka

This large village is located just 14 km from Burgas, between Lake Mandra and the northern slopes of the Strandzha mountain range. Marinka is often referred to as a city district, and perhaps one day it will actually become one.

Today it is a village perfectly suited for permanent residence. There is a school (up to the 8th grade), a kindergarten, grocery and general goods shops, pharmacies, and a paramedic centre. The shops sell vegetables, fruit, meat and dairy products from local farms and orchards.

The majority of Marinka's adult population works in Burgas. The city and the village are connected by a good road. You can travel from one settlement to the other by regular bus service. Buses run on a regular schedule, including at weekends.

Marinka's housing stock consists of private houses. They have running water, electricity and sewerage. Heating is provided by wood, pellets, gas, solar panels and electrical appliances. 

The houses in the village vary widely. Here you can find:

  • Single-storey old brick houses with an area of 50-70 sq m. Some have already leaned and are awaiting demolition. One day, the owners will build modern cottages on their sites. In others, the windows have been replaced, the walls insulated and the roof repaired. Such houses can still be lived in for many years.
  • Two-storey and three-storey cottages from the 1950s-1980s. As a rule, these are single-family houses with balconies and basement rooms. The rooms are spacious and there is a bathroom. A garage is arranged in the yard.
  • Houses designed for two families. They have two separate entrances. The layout of each part depends on the owners' preferences.
  • Modern cottages. New materials and technologies are used in their construction. Predominantly, single-storey and two-storey houses are built in the Alpine style or in the style of the Bulgarian Revival architecture. A garage for one or two cars is always included.

Next to each house in Marinka there is a yard and a garden plot. Fruit orchards are often planted on them and vineyards are cultivated. Some owners grow vegetables. Modern trends are leading many owners to install swimming pools, children's playgrounds, summer marquees and terraces in their yards. Many yards feature a barbecue area.

Property in Marinka is expensive. The average price per square metre is 1,220 euros. Houses with finishing and furniture cost 1,600-1,800 euros per sq m. If renovation is needed, the price may drop to 980 euros per square metre. New cottages at the construction stage are offered at 1,200-1,400 euros per sq m – this price includes only the rough finish.

Speaking of the price per house, it is worth mentioning that a small single-storey cottage of 80 sq m costs 130,000-145,000 euros, a villa of 460 sq m – 450,000 euros, and a house of 260 sq m – 165,000-300,000 euros depending on its condition.

Property in the village of Lyka, Burgas region

Another village that is interesting for living is Lyka. It is located between Burgas and Kableshkovo. The distance to Burgas is 16 km, to the district centre of Pomorie – 10 km, and to Kableshkovo – 4 km. Approximately 10 km separates the village from the sea. 

Lyka is built amid fields that bloom in spring. Thanks to its elevated location, some houses offer a wonderful sea panorama. From others you can see hills that turn into the Balkan Mountains.

Lyka is a rather old village that has been given new life in recent years. It was here that a treasure of ancient coins dating back to the 15th century was found. Today it is a rapidly developing settlement inhabited by families with children, working people and pensioners. The tranquillity, clean air and the opportunity to pursue one's favourite occupation attract people here from the most diverse corners of Bulgaria and other countries.

There is no school or kindergarten in the village. Education is carried out in the educational institutions of Pomorie and Burgas. A bus runs from the village to Pomorie.

A small shop operates in Lyka. Fruit and vegetables are sold by local residents who tend their garden plots. The nearest shops and market, including for general goods, a pharmacy and a medical office, are located in Kableshkovo or Kamenar; the distance is 4 km. 

Property in Lyka is represented by old private houses and modern villas. 

The old houses are single-storey and two-storey. Many require renovation or are being prepared for demolition. Others have been renovated, are very warm and cosy, and are surrounded by well-tended gardens.

Among the modern constructions there are many two-storey cottages built in a contemporary style. These are houses with solar panels and convenient heating systems. As a rule, they have two bathrooms (one on each floor) and two or three bedrooms. On the ground floor there is a spacious living room with panoramic windows. In the yard there is a swimming pool, a summer leisure area and flower beds. A small fruit orchard provides pleasant shade in summer and sweet fruit in autumn.

The average price per square metre in Lyka is 926 euros. At the same time, you can buy a small house for 75,000 euros, and larger cottages at prices ranging from 115,000 to 360,000 euros. Plots with houses for demolition cost from 63,000 euros.

Cottages and townhouses in the village of Lahana

Unlike Lyka and Marinka, Lahana is a cottage settlement of the modern type. There are no old houses here, only new cottages and townhouses. There are 126 of them in total. The territory is shared and is under permanent security. There is a swimming pool, a spa centre, a children's playground and a sports ground. The opening of shops and a restaurant is planned. The sea is 50 metres away.

Lahana is located between Burgas and Pomorie. Today it is a unique project for life by the sea in one's own home. Lahana means safety, tranquillity, comfort and a luxury that many can afford.

The infrastructure of the cottage settlement does not include schools or kindergartens. All of this is available in Pomorie and Burgas, at distances of 4 and 10 km respectively. You can reach these settlements by car; the road is wonderful.
Lahana is built up with cottages designed for one family and two-storey townhouses. The average price per square metre in the settlement is 1,205 euros. This price is for a house without furniture or finishing. If you are considering the purchase of a furnished house or townhouse, the price will be 1,390 euros per sq m.
