The incredibly cosy and beautiful village of Kamenar has in recent years been attracting more and more buyers of houses and cottages from Russia, Israel, Germany and other EU countries. It is quiet and peaceful here. Bulgaria Avenue has expensive villas and inexpensive houses with plots for sale. The nearest town, Pomorie, is only 6 km from the village. Buying a house in Kamenar can be done at a low price, which is very important for those who dream of a property near the sea in Bulgaria for a reasonable amount of money.
And just a few days ago, the public council took the decision to annex Kamenar to Pomorie. The village, which for many years was an independent settlement, will in the next 6 months become a prestigious urban district, already being called the Pomorie Beverly Hills.
The public council of the Pomorie town hall supported the idea of turning the well-known village of Kamenar into a district of the town. This possibility began to be discussed back in 2015. But at that time it was decided first to complete the road between the two settlements, and only afterwards to work on their unification.
Several months ago the modern highway was completed. And the project to annex Kamenar was once again at the centre of attention of politicians and residents of both the village and the town. In the near future it will be sent for approval to the Council of Ministers, and in about 6 months work will begin on turning Kamenar into an elite district.

Of course, there are those who are unhappy with the idea of annexation. And there are quite logical reasons for this. Property prices will rise, taxes and fees for registering transactions will become higher. This is because Pomorie has the status of a resort town, and taxes on housing here are higher than in villages and even ordinary towns.
However, the annexation of the village to Pomorie has more advantages than disadvantages:
It is expected that Kamenar will soon turn into an elite district of Pomorie, where there will be more holidaymakers and tourists from Bulgaria and European countries. A project has been drawn up for a huge park with a Ferris wheel and rides for children and adults.
In recent years, property prices in Kamenar have only been rising. According to Bulgaria Avenue, the price per square metre has tripled over a few years. This is due to the high demand for rural property near the sea.
Among other reasons for the price increase are the construction of an excellent road to Pomorie and the erection of modern cottages and villas. Today the property being sold in Kamenar is represented mainly by renovated houses, new cottages and stylish villas with a swimming pool and garden.
It is quite reasonable to expect that after the annexation of Kamenar to Pomorie prices will rise even further. The prestige of the place will increase from the point of view of investors and buyers, for whom it is important to live in a town but at the same time, in line with European ideals, in their own cottage with a yard.
At the time of publication of this news, property prices in Kamenar are as follows:
Buyers from Germany, Russia and Ukraine who would like to furnish a house in their own way can be offered two-storey and three-storey houses under construction. Some of them are so positioned that the windows offer a sea view. The price of houses under construction starts from 350 euros per sq. m.
Bulgaria Avenue offers cottages and houses in Kamenar – a village which in literally six months will be turned into a villa zone and an elite district of the resort town of Pomorie. There are houses for demolition, cottages after major renovation, and villas built literally yesterday for sale.
