The most spacious flats in Bulgaria belong to Sofia residents, the smallest to residents of Smolyan

According to data from the National Statistical Institute (NSI) of Bulgaria for the third quarter of 2025, 1,392 residential buildings with 6,478 dwellings (flats and houses) were commissioned across the country.

Materials used: 69.6% of new-builds are made of reinforced concrete, 23.6% of brick, and only 0.8% are prefabricated panel buildings. 

By number of rooms: 38% of dwellings have two rooms, 36.7% have three rooms, and only 3.9% have six or more rooms.

Interestingly, regardless of the national average, considerable variation in the living area of new-builds is observed across different regions of Bulgaria:

The largest average living area was recorded in the capital region of Sofia – 139.9 m², as well as in the Silistra region – 121.7 m². 

The smallest average living area is in the Smolyan region (53.5 m²) and the Targovishte region (56.6 m²). 

The leader in commissioned residential buildings is Sofia – 233, with 2,081 dwellings in them.

By number of dwellings in buildings that received Act 16 in the third quarter, Sofia is followed by Burgas with 913, and then Plovdiv with 846. 

In Varna, 723 dwellings were commissioned.

The above data show that construction activity in Bulgaria remains steadily high, especially in the largest agglomerations and resort regions.
