The Amadeus residential complexes are located in various parts of the Black Sea resort of Sunny Beach, Bulgaria. Each of them has a separate gated area with a swimming pool and infrastructure suitable for a pleasant holiday. Apartments in Amadeus, Sunny Beach, are a good choice for year-round living and summer holidays for pensioners and families with children. Nineteen five- and six-storey blocks of the Amadeus residential complex have been built in Sunny Beach. All of them are numbered and are conveniently located near the centre of the resort, shops, restaurants, nightclubs and the water park. Only blocks 11 and 19 are somewhat further away. But this too has its advantage – a quiet neighbourhood is exactly what city dwellers weary of the hustle and bustle sometimes lack. The distance to the sea is on average 400–700 m, or 15 minutes of a leisurely stroll along small streets among souvenir shops, cafes and boutiques.
The residential buildings are distinguished by high build quality, convenient apartment layouts and a well-organised leisure area. Each has a lift, and the buildings consisting of several blocks have between 2 and 4 lifts. The grounds are well maintained, with restricted access. Greenery provides cool shade and delights the eye with bright colours and the scents of fragrant flowers. In the swimming pools there is a dedicated area for children. Parking is free and available to property owners and their guests.
A huge advantage is the low maintenance fee. The annual charge is 5–6 euros per square metre and covers building repairs and cleaning, lift and pool servicing, grounds upkeep, administrator services and access control.

- Amadeus 3 is located in the centre next to a supermarket and a bicycle rental centre, 100 m from the water park. Blocks of varying heights are built in a semicircle around a leisure area in a pleasant Mediterranean style. Owners have access to a pool for adults and children, sun loungers, umbrellas, a clean courtyard and parking. The beach with wonderful golden sand is 700 m away.
- Amadeus 5 is tucked away in a quiet part of the centre of Sunny Beach. Two hundred metres away is the Mladost store, and nearby there are restaurants, bistros and the bus station. It is 600 m to the sea and 300 m to the water park. You can relax in a cosy garden next to the open-air pool.
- From Amadeus 11 it is 450 m to Rumba Beach. In this bright, cosy complex, residents have access to a restaurant, bar, pool, security and a concierge. Parking spaces are provided.
- Amadeus 15 is located not far from the resort's main street and a 10-minute walk from the beach strip. Nearby are the popular Djani restaurant and the water park.
- Not far from a beach with unusual light-coloured sand, and away from the centre with its noisy bars and discos, Amadeus 19 has been built. In the immediate vicinity lies the fairy-tale Harmony Park. The residential building is surrounded by a pool, providing cosy shade in the midday heat. There is security, a concierge, parking and car rental.
Which apartment to choose
In Amadeus you can buy property to suit any budget and taste. In blocks 5, 11 and 19 there are very cheap studios with finishing and furniture for sale – the price of some does not exceed 13,000–15,000 euros. The layout is standard – a living room with a kitchen and sleeping area, a bathroom with a shower cubicle and a balcony. The area varies from 28 to 32 sq. m. A studio of 35 sq. m is offered for 16,500 euros,
That said, it is not uncommon to buy studios of up to 50 sq. m. They cost from 20,000 euros.
Studios are popular with small families and pensioners. Many of them come to Sunny Beach for the whole summer. It is convenient when the apartment is located on the ground floor. It usually has its own entrance to the street, and on a small terrace you can plant roses and set up a place to relax.
The greatest popularity among families with children is enjoyed by two-room apartments with an area of 59 to 88 sq. m. The apartments consist of separate rooms – a bedroom and a living room – a hallway, a bathroom and one or two cosy balconies. The average price per square metre is 350 euros. Property in Amadeus is an ideal investment, suitable both for spending your holiday and for renting out. For example, a spacious furnished two-room apartment of 69 sq. m is listed for sale at 23,500 euros.
