Sunny Beach is located in the southern part of the Black Sea coast and belongs to the Burgas region. The resort has an excellent location, everything is close by: 25 km to Burgas and its international airport, Sveti Vlas to the north, and Nessebar to the south. 

As of 2020, the Sunny Beach resort complex is the largest and most developed, set away from industrial zones, and has been awarded the international «Blue Flag» award for its clean beaches and sea.

The coastline of Sunny Beach stretches for about 10 km, the shore is uninterrupted, covered with fine golden sand, and the seabed slopes gently. The width of the beach is about 60–70 metres. Many families with small children give preference to this resort, as little ones who cannot yet swim can splash about in the shallow water. On the northern side of Sunny Beach, the Stara Planina mountain range protects the town from the winds, and the combination of sea and mountain air is beneficial for the respiratory tract and strengthens the immune system.

The Sunny Beach resort is relatively new, construction began in the last century (1954), and the styling of the external facades is done in a Mediterranean style. Over recent years, Sunny Beach has been actively developing, with new modern residential complexes, hotels, and commercial property being built.

The resort's infrastructure just ten years ago operated only from May to October. Shops, supermarkets, restaurants, cafes, a market, medical centres, various kinds of water sports along the coast: motorboats, jet skis, and 4 water parks — in a word, everything a person could imagine or wish for is here. Every year the Sunny Beach resort complex is visited by tourists and by people considering buying an inexpensive apartment by the sea for rental, investment, holidays, or permanent residence. Since people have begun to stay and live at the resort, the infrastructure has continued to operate year-round. Established: year-round transport links — buses, minibuses, taxis. During the season — water transport. A large bus station provides connections to all of Bulgaria and, if desired, the option of a trip to Turkey or Greece. There is a police station, 3 medical centres, the large «Mladost» chain of shops, and one of the popular restaurants, «Djanny» (open around the clock in season, from 8:00 to 24:00 in winter).

Where in Sunny Beach can you live year-round?

Along the first line of the resort (up to 150 m from the beach) are hotels of various levels, from 2* to 5*.

Along the seafront in summer there is a wonderful promenade with small restaurants, souvenir shops, and various attractions for children. In the central part of Sunny Beach there is movement around the clock: young people, families with teenagers, and tourists who come to relax and have fun.

The northern and southern parts of the coast are quieter. Off-season, everything considered the first line of Sunny Beach up to the road in the direction of Sveti Vlas and Nessebar comes to a standstill: hotels are sealed up, lifts do not work, and you can only meet security guards or people strolling along the seafront in good weather or out for a jog.

If you want to buy property on the first line of Sunny Beach, the cost per square metre will be from €900. Not all hotels have apartments/apartments for sale. The cost of maintenance is quite high — the maintenance fee is from €15 per sq.m. Housing in hotels on the first line of Sunny Beach is more often chosen for personal use. The most well-known hotels: «Barcelo», «Majestic», «Dolphin Coast VIP CLUB». Rental per day — €40–60. Such hotels operate only during the season; in winter everything is closed.

The second line (up to 300 m from the sea, beyond the first road) began to be built up in the 2000s. Gated apart-complexes with infrastructure for children and adults were mostly built. The second line is lively all year round. Between the second and third lines are the residential districts of «Chayka» and «Mladost», where the local population lives. Houses without a maintenance fee. On the second line of Sunny Beach, the apart-complexes worth buying property in for holidays and rental are: «Summer Dreams», «Royal Sun». In a more elite category are the apart-complexes «Venera Palace» and «Harmony Suites».

Time does not stand still; every year new trends arrive, and builders have begun to place emphasis on quality and well-appointed grounds. Over the last 10 years, between the 2nd and 3rd lines they have begun to build, one after another, residential complexes with vast green spaces and swimming pools. The most well-known investors/developers are: «Cascadas», «Harmony», «Sweet Home», Afrodita, Tarsis Club & Spa.

The «Cascadas» complex has an enormous territory, more than 110,000 sq.m, located 15 minutes' walk from the sea. Thanks to its infrastructure — more than 10 swimming pools, restaurants, cafes, shops, above-ground and underground parking, spa centres, animation, a children's zoo, sports events — «Cascadas» has gained good indicators in the field of tourism and leisure. In the complex, many owners live year-round. You can buy a studio or apartment in «Cascadas» either from the developer or on the resale market. If you buy an apartment from the developer, it will be new, with a fit-out, sometimes with furniture, with a discount or in instalments. In the «Cascadas» complex there are offers of resale apartments. If you want something cheaper, you can save around 20%. For example, the price per sq.m from the developer is €1,000–1,100, and on the resale market — €800–900 with furniture.

If you are considering the option to buy more budget-friendly, inexpensive property in a gated residential complex, then for €25,000–30,000, with an area of 75 sq.m, it is realistic to buy an apartment in the «Amadeus» complexes (more than 10 buildings throughout Sunny Beach).

Advertising on the internet offers «Property in Sunny Beach from €10,000». Such offers exist — in the «Sunny Day» complexes, in the village of Tankovo, 2–3 km from Sunny Beach. It is possible to buy a two-room apartment for €15,000, with an area of 50–55 sq.m. Vigilance is required, as not all «Sunny Day» complexes have Act 15 (they have not been commissioned). The most interesting residential complex with grounds is Sunny Day 6, located in the centre, 800 m from the beach. The cost of studios is around €15,000, apartments with 1 bedroom €18,000–20,000. Property in Sunny Day club 3 (southern part of the resort) is slightly cheaper.

Beyond the Sunny Beach bypass road, 50–60 m from the «Cascadas» complex, is the «Fort Noks» development. The residential complex's territory covers more than 11 hectares of land, with extensive infrastructure. From the developer «Fort Noks», property is sold in instalments over up to 10 years, and there are also offers on the resale market. The complex attracts buyers with its green territories, space, and service. You can buy a studio in «Fort Noks» for around €18,000, and a 1-bedroom apartment, 35 sq.m — €25,000.

The potential of Sunny Beach is great, the pace of construction and the number of residential complexes is increasing, and perhaps in a few years the resort will change its status to that of a city. As they say, we shall live and see!
