Overview of Burgas districts — where it is best to buy property

The city consists of several neighbourhoods and residential complexes (as districts are sometimes called). The price, living conditions and comfort all depend on the location. City Centre

The central part of the city consists of small apartment buildings. Structures from the 1960s and 1970s remain here, along with historical landmarks from the beginning of the last century. New residential buildings are constantly being erected. Property prices start from 900 Euro per square metre. Luxurious new flats with designer interiors, elegant furniture and pleasant panoramic views cost from 1300 Euro per square metre.

Business activity is concentrated in the centre of Burgas. A large number of banks, commercial firms, schools, kindergartens, supermarkets and restaurants make life here convenient. The district is ideal for renting out property.

You can spend your free time wonderfully in the green corners of the parks and along the pedestrian streets of Bogoridi and Aleksandrovska.

Vazrazhdane and Bratya Miladinovi

Vazrazhdane also belongs to the central district of Burgas. It is distinguished by the typical panel-and-brick development of the second half of the twentieth century. Modern buildings with expensive flats and underground garages are actively being built on vacant plots. Cheap property can be bought in the old panel buildings in the far part of the neighbourhood.

The district is green, with shaded narrow streets and playgrounds.

The Bratya Miladinovi residential complex is being actively developed. Apartments are inexpensive, considering the proximity to the centre and the well-developed infrastructure. New buildings feature convenient layouts. In the most remote part of the neighbourhood, two-storey barrack-type buildings with cheap flats still stand.

Lazur

One of the most prestigious districts of the city, with expensive housing, is Lazur.

The neighbourhood stretches along the sea and the Sea Park.

Green and with excellent infrastructure, many residents of Burgas consider it the best place to live.

The housing stock is represented mainly by modern multi-storey buildings. Panel buildings are being modernised in line with the European housing renovation programme.

Lazur is one of the most expensive districts of Burgas. Prices for elite apartments with views of the sea and the park are higher than in the centre.

In recent years, several elite residential complexes have been built, such as “Flora”, where the flats meet the tastes of the most demanding buyers.

It is here that you can buy an apartment with an excellent layout and a stunning view in a modern building of refined architecture, located right by the sea.

Property in Lazur is bought for year-round living. It is also perfectly suited for long-term and short-term rental.

Zornitsa

The vast territory of this residential district is occupied by panel buildings, between which new houses are being erected. The buildings from the late 1980s and 1990s are interesting because many of them have been renovated under the renovation programme. The walls have been insulated, and old wooden windows have been replaced with plastic ones. A distinctive feature of these buildings is their central heating.

Buyers should not overlook the new «Perla» complex with a gated area featuring a swimming pool and a café. Flats from the developer are sold without finishing or furniture.

The jewel of the neighbourhood is the "Lazuren Bryag" / Cote d Azur Residence. Its 179 apartments and 23 offices are located across 22 floors, and there is an underground car park for 96 vehicles, an 18-metre swimming pool, a spa centre and a fitness suite with a view of the Sea Park.

Property prices in Zornitsa range from 800 to 1300 Euro per square metre.

In this neighbourhood of Burgas you can also buy townhouses with a small private yard.

Izgrev and Slaveykov

Property in the residential districts of Burgas, Izgrev and Slaveykov, is chosen by families, pensioners and young people. Prices for flats are low. In a new building without finishing or furniture, a flat from the developer can be found at a price of 450 Euro per square metre.  The old panel buildings have heating. New ones are being built from modern high-quality materials.

Each district has a park where you can take a walk and take part in festive events. Facilities are provided for sports, dancing and artistic activities. Modern kindergartens and schools are open for children.

Sarafovo and Kraymorie

Sarafovo and Kraymorie are unique neighbourhoods. They are located about 10 km from the centre of Burgas, right on the seashore. Both districts are considered elite. Regular transport connects them with the city. Cycle paths have been laid out. In winter it is quiet here, and in summer the streets are filled with tourists.

Property prices start from 450 Euro per square metre. Luxury apartments with sea views cost from 900 Euro and upwards.

The advantage of Sarafovo is its rapid development. There are ordinary city houses, luxurious residential complexes, and cottages and townhouses are being built. The district is very popular among citizens of Russia, Ukraine and Germany. Property in Sarafovo can be bought profitably at the construction stage.

Meden Rudnik

The largest district of Burgas is Meden Rudnik. This residential complex is also considered remote, but while low-rise buildings and green zones predominate in Sarafovo and Kraymorie, giving them an intimate, cosy atmosphere, Meden Rudnik looks like a modern metropolis. There are very few old residential buildings here. Every year, thousands of square metres of new housing are built.

Property prices start from 380 Euro per square metre. A studio in a new building without finishing can be bought for 18,000 Euro, and a two-room flat for 25,000 Euro. Prices for spacious three-room apartments start from 40,000 Euro.

The neighbourhood has several large supermarkets, an elite school, a swimming pool and a sports centre. Transport is well developed.

Gorno and Dolno Ezerovo, Vetren, Banevo, Cherno More, Pobeda

All these districts of Burgas, except Pobeda, are considered remote. In fact, they lie outside the city and consist of a private sector connected to the centre by urban transport.

There is virtually no multi-storey construction in these neighbourhoods. Cottages and private houses with gardens and vegetable plots predominate. There are schools and shops. Property in these districts of Burgas is suitable for buyers who dream of their own house with a plot of land and a swimming pool. People live here permanently and also rent out the houses to tourists, including for the summer.

The cost per square metre starts from 500 Euro and includes a plot of land.

Housing in Vetren and Banevo enjoys particular popularity, despite the fact that the distance to the centre of Burgas is about 15 km. Buyers are attracted by the calm atmosphere, the enormous park and the mineral springs.
