In 2026, the Bulgarian real estate market will maintain positive price momentum and high liquidity in key regions (Sofia, Varna, Burgas, resorts). Among the risks are possible political instability, rising financing rates in Europe and inflationary pressure. Prices are rising at a rapid pace. Data from the National Statistical Institute (NSI) show significant price growth: in the first half of 2025, quarterly gains were around 3.8–4.2% quarter-on-quarter, while annual growth reached about 15% compared to the same period in 2024. The largest gains were recorded in the biggest urban centres and along the coast (Burgas, Sofia, Varna). This provides a strong basis for continued growth in 2026, although the pace may slow. 

Supply and demand. In 2024–2025 construction activity was intense: numerous new-builds and residential projects were completed, particularly in the capital and the coastal zone. At the same time, demand from foreign buyers and the local middle class remained high — this demand entails a continuing shortage of quality apartments in top locations.

As already noted, the transition to the euro is at the very least a psychological factor: many investors regard 2026 as the entry point into a «new era», which will spur demand in a number of segments. Technically, the switch should simplify international transactions and bring Bulgaria closer for investors from the eurozone.

  • Tourism and seasonal markets

The Black Sea coast and Bansko continue to attract a high inflow of visitors — this supports short-term rental income and makes resort apartments sought-after assets. The 2026 summer season is expected to be no weaker than 2025, so demand for properties in Sunny Beach, Sveti Vlas, Nessebar and Plovdiv will remain at a high level.

  • Infrastructure projects and local investment

Regional picture: where to expect stronger growth in 2026

Sofia — the leader in liquidity and stability. The capital remains a magnet for long-term rentals: demand for quality one- and two-bedroom apartments comes from young professionals, the IT sector, students and incoming families. Sofia shows steady price growth and minimal rental downtime. For investors, the exact location matters here: the centre, the southern and south-eastern districts (Manastirski Livadi, Mladost, Lyulin/business zones) offer different yields and risks.

Varna and Burgas — show price growth supported by tourism, rising service standards and infrastructure development. Burgas and its suburbs (Sarafovo) are attractive to investors who focus on a mix of resort and urban rentals. Varna — a port and educational centre — enjoys steady year-round demand.

Resorts: Sunny Beach, Sveti Vlas, Nessebar, Bansko. Resort properties deliver high seasonal yields (short-term rentals), while liquidity outside the season is lower. In 2026 the resorts will remain attractive: a short walk to the beach and complexes with amenities (pools, SPA) provide an advantage. Nevertheless, in the resort real estate segment it is important to avoid «overproduction» of cheap complexes: demand is shifting towards quality and service.

Small towns and inland regions.  Inland regional centres are growing at different speeds: in some (Plovdiv) the market is lively, in others it is quiet. Many regard Plovdiv as an option «between Sofia and the coast».
