Varna's Primorski Park district — leader in Bulgaria in average prices for three-room flats

Varna's «Primorski Park» district tops the ranking of the most expensive places to buy three-room flats in Bulgaria. According to the property portal Imoti.net, by the end of the third quarter of 2024 the average asking price here reached €3,324 per square metre. This surpasses the cost of housing in Sofia's prestigious «Iztok», «Izgrev» and «Lozenets» districts.

It is notable that two- and three-room flats in Varna are showing the fastest price growth: over the past year they have risen by 16% and 13% respectively.

An overall trend of rising housing prices is observed in almost all Varna neighbourhoods covered by Imoti.net statistics. In nine of the eleven tracked districts, prices of two- and three-bedroom flats have grown by double-digit percentages compared with the same period last year.

Only in two other districts of Varna — the «Centre» and the «Greek Quarter» — do prices of two- and three-room flats exceed €2,000 per square metre. In the «Greek Quarter», prices of two-room flats have increased by 21% over the year, reaching €2,683 per square metre, and prices of three-room flats have risen by 26%, to €2,622 per square metre, which is the most significant growth among all neighbourhoods.

In the city centre, prices of two- and three-room flats have grown by 15% and 11% respectively, crossing the threshold of €2,000 per square metre and amounting to €2,064 and €2,178 per square metre.

The «Chayka» district, known for its developed infrastructure and convenient links to the centre of Varna and to the resorts, ranks fourth in terms of the cost of two- and three-room flats. By the end of the third quarter, prices here approached €2,000 per square metre, standing at €1,977 and €1,978 respectively.

The top five most expensive districts of Varna is rounded off by «Briz», one of the most dynamically developing neighbourhoods thanks to its proximity to the centre and to the Sea Garden. Here the average prices of two- and three-room flats are €1,855 and €1,833 per square metre respectively. At the same time, «Briz» is demonstrating one of the highest rates of price growth: over the year, the cost of two-room flats has increased by 24%, and of three-room flats by 25%.

At the opposite end of the scale is the «Vladislavovo» district, located in the western part of Varna, near the airport. Here the most affordable prices for two- and three-room flats are found — €1,158 and €1,075 per square metre respectively.

More affordable housing can also be found in the districts of «Asparuhovo» in the south-east, «Vinitsa» in the north-east, and «Galata», the smallest district of the city within the Asparuhovo area, with prices ranging from €1,130 to €1,300 per square metre.

In four districts of Varna — «Briz», «Vinitsa», «Greek Quarter» and «Izgrev» — the average prices of two-room flats had grown by 20% or more by the end of September compared with the same month last year. For three-room flats, growth of more than 20% was recorded in the «Greek Quarter» and «Briz».
