What is a duplex, and how does it differ from other types of property in Bulgaria

Increasingly, listings for the sale of duplexes are appearing on the Bulgarian real estate market. The offers are attractive in terms of price and floor area. They appeal to young people, families with children, and pensioners from Russia, Israel, Ukraine, and EU countries. A duplex (twin house) is understood to be a home designed for two families to live in. From the outside it looks like an ordinary two- or three-storey cottage with one or two entrances. 

Once inside, you can see that it is a house divided into two flats. One is located on the left, the other on the right. In terms of square footage and layout (unless changes have been made), the left side mirrors the right. Most often, on the ground floor there is a spacious living room, kitchen, dining room, bathroom, storeroom, and veranda. On the first and second floors there are bedrooms with balconies, additional bathrooms, and dressing rooms. 

Electricity, water, and sewerage in the house are shared. To divide the costs, meters are installed.

The house is built on a plot of land in such a way that each half has its own yard, parking space, area for relaxation, swimming pool, and garden. 

Usually, a twin house is bought by relatives. Retired parents settle in one half, and the younger generation with children in the other. It turns out to be a very convenient arrangement for permanent living. 

A duplex is often confused with a townhouse. Both types of building are homes with separate flats. But a twin house is built for two families, whereas several families can live in a townhouse. 

In Bulgaria, a duplex is also understood to mean a two-level apartment. On the lower level there is a living room with a kitchen area, balcony, and bathroom. On the upper level there are bedrooms, bathrooms with a toilet, and a terrace. The levels are connected by an internal staircase. In rare cases, the wall next to which the staircase runs is made of glass and offers an amazing panorama.
A two-level apartment located on the two top floors is often confused with a maisonette. But a maisonette is a home on the top floor. If it has two storeys, listings will describe it as a duplex-maisonette.

Duplexes are becoming increasingly popular in Bulgaria. If we are talking about half of a house, the main advantages are as follows:

• The buyer of the property receives part of a cottage with a yard, where one can install a swimming pool, barbecue, set up a relaxation area, or plant a garden. 
• A minimum of neighbours. If there are any, they are often known to the buyer. Relatives who own a townhouse can help one another.
• The price of a duplex is lower than that of a stand-alone villa. 

A two-storey apartment is an excellent option for a large family, young people, or single people who love space and freedom. Depending on the arrangement of the rooms and the floor area, it can be transformed into a stunning home.

Modern furniture, luxurious design, and panoramic windows with sea views can turn what at first glance seems an ordinary flat in Burgas into a luxury-class apartment. Its uniqueness will be enhanced by a large balcony, access to the roof, and the possibility of installing a pool or Jacuzzi there.

Where to buy a duplex in Bulgaria

Twin houses and two-level properties in Bulgaria can be bought in all major cities and resort complexes.

Houses are on sale in Burgas. The minimum price from the developer is €550 per sq. m. This includes half of a three-storey twin house without interior finishing, a small yard, and a parking space.  Similar offers are available in Varna. In Sveti Vlas,  Lozenets, and Sozopol, duplexes are sold within residential complexes. Within a gated, secured area there is a swimming pool, relaxation zones, and children's playgrounds. The price depends on many factors, including floor area, storey, and sea view. 

Two-storey options are available in many residential buildings and complexes. Most often they are located on the top floors. In Sunny Beach the price per square metre ranges from €380 to €500. In Varna and Burgas  it ranges from €500 to €1,000.

The average price of a twin house is lower than that of ordinary apartments. This is due to their location on the top floors and the presence in many apartments of sloped ceilings, which, on the one hand, offer opportunities for creating a unique interior, and on the other, cause inconvenience because of the need to buy custom-made furniture.

Duplexes open up broad opportunities for property buyers. The price per square metre is lower than when buying a flat or a cottage. But at the same time, convenient layouts and large floor areas make it possible to acquire the property of your dreams.
