What is the service fee or complex maintenance fee?

If you are the owner of an apartment in a residential complex with its own infrastructure, you pay a fee for the maintenance of the complex.
The complex maintenance fee covers the upkeep of the building itself and the surrounding grounds.
As a rule, the maintenance fee ranges from €3.5 to €15 per m² per year, depending on the location and the level of luxury of the property.

Maintenance of the complex and its surrounding areas includes:
- upkeep and care of the swimming pool;
- cleaning of the common areas;
- lawn care, landscaping, seasonal maintenance of green areas;
- the lift and its repair in the event of a fault;

- year-round on-site security and video surveillance;
- upkeep of the common areas (reception, gym, etc.)
