What do you need to keep in mind when buying an apartment in Bulgaria and how is the area of property in Bulgaria calculated?

In Bulgaria, two concepts of area are used – built-up area and total area.

Built-up area of an apartment / living area – the area measured along the perimeter of the apartment, including half the thickness of the walls, rooms, corridors, internal walls, bathrooms and balconies.

Common parts of the building – stairwells, entrances, foyers, facade walls – everything that is part of the shared use of the building. All these areas are added up and proportionally divided by the number of apartments.

Total area of an apartment – this is the living area plus the common parts.

These calculations are carried out throughout Bulgaria in accordance with the law adopted in 2003.
