For investment purposes, with subsequent resale
In this case, property should be bought in the major cities – Varna or Burgas, where the local population lives. In recent years, the mortgage interest rate in Bulgaria for citizens has been 2.5–3 per cent, so demand at times exceeds supply. Active construction is underway, and the best offers are snapped up while still at the excavation stage. With each stage of construction – Act 14, Act 15, Act 16 – the price rises, and after investing at 800–850 euros per sq.m, in 1.5–2 years the sq.m is worth 1,000–1,100 euros.
For letting out
If you want your property to be let out on a daily and long-term basis, buy in Varna or Burgas.
In the small resort towns – Nessebar, Sveti Vlas, Byala, Sozopol, Pomorie – property is mainly in demand during the season.
For holidays
For spending your holiday, choose towns with good tourist infrastructure, swimming pools, gated grounds, or houses without a maintenance fee near the sea with acceptable property prices.

For pensioners and families with children, it all depends on the budget.
When choosing which city on the coast is best, look at where there is infrastructure that works all year round: supermarkets, schools, universities, markets, transport links, an airport, hospitals. Such cities are Varna and Burgas, but the cost of property here is higher.
For example, buying a one-bedroom (two-room) apartment in Varna costs on average 60,000 euros, an apartment in a resort town within a 20–30 km radius of a major city on the southern coast will cost 30,000–40,000 euros.

On the southern coast we recommend: Sveti Vlas, the resort of Sunny Beach, Nessebar, the village of Ravda, Pomorie, Burgas, Sozopol. The price per sq.m starts from 450–500 euros per sq.m and above. For example, in the resort of Sunny Beach a budget one-bedroom apartment within an 800 m radius of the sea in a gated complex, with furniture, can be bought for 20,000 euros.
Where it is best to live in Bulgaria depends on what kind of lifestyle you lead – dynamic or quiet.
For example, in Byala, Balchik, Sveti Vlas, the village of Ravda, Pomorie, Nessebar, Sozopol – life is measured. In the resort of Sunny Beach, on the contrary, the resort during the season „does not sleep“, and it is quieter on the 3rd–4th line.
It is also necessary to take the terrain into account – whether it is flat or the resort/town stands on higher ground.
For example, Sveti Vlas is known for its healing air. The combination of mountains, forest, and sea has a beneficial effect on the immune system, but the descent from the northern side is steep and not everyone will be up to it, especially if there are problems with the musculoskeletal system.
