Your own villa in Bulgaria gives the desired level of privacy, comfort and peace. Compared to a classic house, a villa is a modern property with refined design, its own grounds and a pool. It can be located in gated complexes, in prestigious parts of the country or in quieter regions.

Bulgaria Avenue's catalogue offers villa options in popular Black Sea coast towns. A wide price range lets you choose a property at your desired budget.
Pricing starts from €200,000 and reaches €1 million for exclusive properties. Several undeniable advantages support investing in a villa in Bulgaria:
the favourable climate and Black Sea make the country a popular destination among holidaymakers;
resort infrastructure grows every year, filled with new facilities for the comfort of tourists and locals;
the country has European living standards, a stable economic situation and affordable prices;
the local segment of comfortable seaside and suburban villas remains just as accessible compared with prices in the EU;
buying property worth €307,000 or more provides grounds for obtaining residency in the country;
you can buy a villa in Bulgaria by the sea for holidays or investment (high rental demand in the summer season).
Several factors shape villa prices in Bulgaria: property location and distance to the sea. In premium resorts like Sveti Vlas or Sozopol, housing traditionally costs more than away from tourist centres. A first-line villa in Bulgaria is "gold reserve" — its value rises fastest. Properties 10–15 minutes' drive away will be cheaper and offer more privacy.
Plot area: properties with a pool and landscape design have high liquidity. If the villa is in a gated complex with security and CCTV, you'll pay more for it, but there'll be no hassle with its upkeep.
New builds are chosen for their quality finishes, refurbishment and modern façade. The developer's warranty makes the purchase transparent and quick thanks to the availability of the required documents. Foreign investors have access to instalment plans with low annual interest.

The choice of region directly depends on the purpose of the property purchase.
Villas by the sea and in resort villages. The most popular resort regions among buyers are Varna and Balchik on the Northern coast, and Sveti Vlas, Sunny Beach, Nessebar and Sozopol on the Southern coast. Here magnificent sea-view properties are for sale, and entertainment infrastructure is within walking distance.
Villas in and around Burgas and Varna are chosen for relocation and permanent residence. Locations near cities (10–15+ km) make them ideal for quiet, measured living.
Under Bulgarian law, non-residents can acquire full ownership of housing. However, there's a nuance: foreigners (non-EU citizens) cannot own the land on which the villa is located. To do this, they need to register as a legal entity: this way, the villa is registered to an individual and the land to a legal entity. For EU citizens, there are no such restrictions.
The process of buying a villa in Bulgaria includes several stages:
choosing a property in the desired location, its reservation with a deposit (€2,000) to remove it from sale and book it for the client;
legal document check: mandatory Act 16, verification of the absence of utility debts and other encumbrances;
concluding a preliminary purchase agreement stating the terms and payment deadlines;
notarial processing of the transaction with signing of the Notarial Deed and full payment;
registration of ownership rights to the property in the new owner's name.
The budget should include additional costs: taxes, notary fee, state duty, agency services and translator. This is usually another 3%–5% of the total price.
