If you've decided to buy an apartment in Nessebar, you've chosen one of the most popular and famous places in Bulgaria, visited by tourists all year round. Locals are proud that they have a great history and beautiful nature.
Nessebar is located on the southern Black Sea coast, 17 km from Burgas International Airport, belonging to the Burgas region. It borders the Sunny Beach resort to the north and Ravda to the south.
The town isn't big. The official population is 10,143, but in reality it's much larger.
Nessebar is divided into two parts — new and old. The old part is a cultural and historical monument under UNESCO's aegis, a leading cultural centre of the country. The new part lives its ordinary life.
Nessebar suits:

Advantages of the town:
Owning a studio or an apartment by the sea or within walking distance is the dream of many. Thanks to the amazing hospitality of the locals, visitors feel very comfortable in Nessebar. There are taverns with large portions and romantic streets in the old town of Nessebar with souvenir shops. Many positive factors mean that people who visit these places think about buying an apartment in Nessebar.
In the old town of Nessebar, property is more commercial. On sale you may find a hotel, restaurant or shop. The cost is high, so demand is small.
The new part of Nessebar is developing, investment is growing, and new residential buildings are being built for permanent residence.
Property located in the New Town area. On Khan Krum street, along the first line, are several apart-complexes and hotels. The cost per m² for a sea-view apartment averages €1,200–1,500. Here the English, retirees from Israel and Germany love to settle.
Between the new town and the Mladost residential district are residential buildings built in the 1980s–90s, without lifts. After 2000, lifts appeared in many buildings (though not all). The buildings are quite old, but the price in an ordinary residential building averages €700–900/m². The difference from old construction is that the kitchen is separate, while in new buildings/complexes flats have kitchen-studios.
Bulgarians mainly buy in the new part of Nessebar.
The Mladost and Perla residential districts are new. Residential buildings and complexes have been built over the past 10 years. Property in a gated complex with a maintenance fee costs around €800/m². Window views and floor level affect the price. For example, in the "Villa Roma" complex, a two-room apartment of 60 m² costs €46,000.
More affordable property in Nessebar is in the Cherno More district. The market offers flats from developers and various resale property: studios, one-, two- and three-bedroom apartments. Resale prices are much lower. You can affordably buy a one-bedroom apartment in a residential building in Nessebar: on the second line, 300 m from the sea, 57 m², for €33,000.
Because seaside property prices are affordable, interest grows every year. Purchase purposes vary widely. Foreigners prefer new builds. Buying a flat in Nessebar in the new "Apollo" complex with a large territory and infrastructure costs on average €700/m². So everyone deciding to buy property in Nessebar will find something to enjoy.
Many consider property in Nessebar not only for holidays and year-round living but also for renting out and investment. In any district, housing can be rented daily in summer and long-term.
You can buy a house in Nessebar, but market offerings are few.
