The air on the coast is fresh, filled with life-giving force, and heals respiratory diseases. Those who want to holiday come to the sea, but there are thousands of lucky people who live on the coast, enjoy the beauty of nature every day and listen to the roar of the waves.

Settlements stretch along the entire Bulgarian coast. Bulgaria's Black Sea coast is divided into Southern and Northern. Here are large cities where life flows as in ordinary metropolises. These are Burgas and Varna. Industrial enterprises, financial institutions, government and educational institutions offer jobs. There are many kindergartens, schools and universities. There are shops and supermarkets. Specialised medical centres and sanatoria offer massage and mud therapy. Apartments here are bought for permanent residence and renting out. Commercial property is used for restaurants, cafés and sports centres operating year-round.

The absence of industrial facilities creates a unique environment that attracts beach holiday and water sports enthusiasts. Resort housing is bought for year-round or seasonal residence. It rents out perfectly in season.

Types of Seaside Property in Bulgaria

Bulgaria's seaside real estate market is diverse. Housing construction is proceeding at a fast pace.

In new, modern buildings on the coast, on offer are:

  • Studios. These are living quarters where kitchen, bedroom and living room are combined in one room. There's a combined bathroom and a balcony. On the ground floor, instead of a balcony, a small courtyard with a separate entrance is offered. Studios suit one or two residents. Spacious variants accommodate a small family.
  • Two-room apartments. The most common property type in cities and resort complexes. Consists of a bedroom, a living room with a kitchen corner, a combined bathroom and a terrace.
  • Multi-room flats. Such apartments have a spacious living room, several bedrooms, two or more bathrooms, and one spacious or two-three small terraces.
  • Penthouses. Magnificent flats with breathtaking views of the sea, mountains or city. Often there's roof access, where a sunbathing zone and pool are set up.
  • Maisonettes. The residence occupies the last two or three floors of a building. Depending on the area, has two bathrooms and two balconies.

In residential complexes located in resort zones — Sunny Beach, Ravda, Golden Sands — studios and two-room apartments are often built. To expand space, buyers acquire two or three flats, creating veritable palaces.

A special place on the resort property market belongs to cottages and townhouses. Two- and three-storey houses give the opportunity to feel cosy and independent. Gardens are laid out on plots, grapes are grown, barbecue zones are set up and private pools are installed.

What to Pay Attention to When Buying a Seaside Apartment

Every home is unique. In Bulgarian construction, modern technologies are followed, various architectural styles are used, and original design solutions are applied. What to choose is a matter of taste.

Special attention should be paid to the following:

  • Proximity to the sea. Owning a first-line home is prestigious. It costs a lot, but when buying it's advisable to check the waterproofing system.
  • Apartment orientation. For permanent residence, it's preferable to choose the sunny side. This will let you save on heating costs in cold weather.
  • Parking. In large cities and resort centres, free parking spaces are becoming scarcer. When buying housing, it's recommended to acquire a garage or parking space, or consider rental options.
  • Maintenance fee. An annual or monthly payment residents make for cleaning services in the building and surrounding grounds. The fee is higher in residential complexes with pools, playgrounds and sports facilities. In urban buildings it's €60–80 per flat per year; in resort complexes it reaches €12 per square metre.
  • Location and infrastructure. In large cities, schools, medical facilities, banks and supermarkets operate year-round. In resort zones, many shopping centres and pharmacies are open in season.
  • Act 16. When a residential building is put into operation, a document is issued confirming its readiness for occupancy.

Coastal Housing Buyers

Housing in Bulgaria interests many. Among the buyers are retirees from Russia, Germany and Israel, families with children, businesspeople, students and creative people. A Ukrainian or Russian can easily buy a seaside apartment in Bulgaria and legally relocate. 

Apartments and houses on the Black Sea coast, on the first or second sea line, cost less than similar housing on the Mediterranean or Aegean seas. Often such options are more attractive in price than property on the Black Sea coast in Georgia, Ukraine or Russia.

You can buy a modest seaside villa in Bulgaria from €70,000. A solid two-storey cottage in Ravda, Sarafovo or Sveti Vlas can be considered with a budget from €200,000. Luxury villa prices reach €500,000.
